Frequently Asked Questions

We have been hired by our seller client to market and promote their property to as many qualified buyers and buyers's agents as possible. Any and all parties interested in the property will be granted access to the property on the date and time of the one time offering, THIS IS THE ONLY TIME THE PROPERTY WILL BE SHOWN. Exception courtesy showing can occur at seller's discretion with an advance notice only after scheduled one time showing date and before offer due date and time. This date usually occurs on a Monday following a weekend one time showing. Confirmation of attendance with the listing agent is requested.


All offers are due on or before the offer submission date and time as disclosed in the agent's remarks section of the MLS. All offers should be emailed to WeServe@RCATeam.com complete with all necessary addenda, disclosures and proof of funds, approval letters, etc


The seller will consider all offers and the strength of each will be a factor in determining which buyer we choose to work with. In most cases there are no counter offers so be sure to make your highest and best offer. All cash offers with proof of funds, no contingencies and flexible possession are certainly attractive. Financed offers where buyer has been approved by Andrew Yanni at 714-495-0531, Andrew@pomtg.com, Premier Option Mortgage at http://www.premieroptionmortgage.com will also be strongly considered. Offers with financing through unknown parties where I am unable to share personal experiences regarding the lender's performance with my seller MAY be accepted. If your buyer is making a contingent upon financing offer and is unwilling to receive approval from Andrew Yanni at Premier Option mortgage they may benefit from making their escrow deposit non refundable so that seller's fears of a lender dropping the ball can be strongly addressed up front.

Can my buyer do inspections?


Once the Seller is completed and we have provided access to inspection reports for subject property. If your buyer wishes to complete additional inspections, or to add any other contingencies, they are free to do so and those choices will be weighed as part of the overall offer.
